Our Partnership with Compass

We’re proud to announce our latest partnership and integration with Compass, the the property tax technology company specialising in Stamp Duty Land Tax (SDLT) automation and submissions.

Compass supports conveyancers by automating SDLT calculations and HMRC submissions, acting as the tax agent and removing a significant area of regulatory and financial risk from law firms.

The integration builds Compass’ tools into the adoor, including SoftCheck. Giving conveyancers and property professionals accurate tax outputs within a single platform. By eliminating duplication, cutting manual steps and surfacing SDLT issues earlier, improving client clarity and reduces potential issues that may cause delays or fall-throughs.

Head to your property on app.adoor.co.uk and within the Property Details Page select the Compass from the left-hand taskbar. You can order your Compass SoftCheck in one click and get the results back in the same place.

How much does Compass Cost?

There is just the one-off transaction fee to order the Compass SoftCheck for each property. There is no additional monthly cost to add Compass to your adoor account!


What is Compass SoftCheck?

SoftCheck provides an instant HMRC-aligned calculation for straightforward cases, and clear guidance where a further review is advised, and immediate visibility when specialist input is required. Designed for conveyancers and their clients, it helps you manage expectations, flag potential risks early, and avoid last-minute surprises.

SoftCheck is aligned with CMA & DMCC requirements – meaning property professionals can risk-assess SDLT liability upfront as part of the onboarding process and ensure clients understand their financial commitment from the start.

49 SDLT reliefs are considered – automatically with real time updates. With RAG (Red Amber Green) scoring which helps conveyancers quickly assess risk. The RAG scoring helps means a detailed SDLT risk analysis can be included upfront – adding real value and helping you stand out from competitors.

Red:

  • Indicates a significant likelihood of SDLT misclassification or non-compliance. Complex transaction features or atypical property characteristics have triggered risk flags. &/or that a full SDLT analysis and expert review are advised prior to submission or completion.

Amber:

  • Suggests potential areas of SDLT uncertainty requiring further clarification or verification. The transaction may involve factors (e.g., mixed-use elements, multiple dwellings relief, or unverified data inputs) that could impact SDLT liability. Further due diligence is recommended.

Green:

  • Denotes minimal SDLT risk based on the information provided. That the transaction parameters align with standard residential or commercial classifications and no anomalies have been detected. and, SDLT figure is confirmed and the transaction can proceed with no further investigation required.
